When a Nottingham family approached us to modernise their traditional home, they had a clear vision: to create a spacious, light-filled living area that seamlessly connected to their outdoor space. The project required careful planning, structural expertise and a creative approach to both interior and exterior design.
The Brief & Initial Consultation
Our clients wanted to move away from the compartmentalised layout typical of older properties. Their existing kitchen felt cramped and disconnected from the rest of the home, whilst the rear garden lacked structure and purpose. They dreamed of a modern open-plan kitchen and dining area, a separate lounge with architectural interest, and a garden that complemented the new interior spaces.
After our initial site survey, we identified the scope of structural work required. Opening up the ground floor would involve removing load-bearing walls, necessitating the installation of steel beams to support the upper floor and roof structure. We also noted the opportunity to create a stunning vaulted ceiling in the lounge, adding volume and natural light to the space.
Planning & Building Regulations
Before any physical work could begin, we worked closely with building control to achieve full compliance with current regulations. Our detailed plans included structural calculations for the steel beam installations, specifications for the vaulted ceiling construction, and all necessary approvals for the alterations.

Structural Works & Steel Beam Installation
The first major phase involved the careful removal of internal walls and the installation of multiple steel beams. This type of work requires precision and experience.
Each beam needed to be positioned exactly according to our structural engineer's specifications, guaranteeing the original house remained fully supported throughout and after the works.
We took great care to minimise disruption during this phase. Our team worked methodically, protecting the rest of the property and maintaining a clean, safe working environment. The steel beams were lifted into position and secured, creating the open spans necessary for the new layout.
Creating The Vaulted Ceiling

The garden design considered sightlines from the interior, making sure that views from the kitchen, dining area and lounge were attractive year-round.
